After the successful work with Keeley Construction on Preferred Freezer Services Freezer Facility Chicago #2 project, Keeley was approached for the build of the third Chicago facility. As one of the largest cold chain logistics providers in the world, PFS required strategic placement accessible via rail and trucking. For Freezer Facility Chicago #3, the unique location was near the river: a Chicago landfill site dating back to the Chicago fire. This required specialized ground improvement under the entire footprint of the building, including 3,500 deep rigid inclusions to support the building structure.
The facility is 227,043 SF with two freezers and a blast freezer, along with a 9,000 SF office suite and elevator access. The refrigeration system used the latest technology in ammonia refrigerant systems, with a 1,000 KVA backup generator to support the fully-automated operations. 25 truck dock doors allow access for freight transportation and rail yard access along the east provides storage of rail cars. The exterior construction consists of 6″ thick metal-faced insulated panels for optimum temperature control of freezers and insulated precast concrete panels at the loading dock and office suite. This building was LEED certified, embracing the green philosophy of PFS.
